Residential Cleaning Service Agreement

Your satisfaction is guaranteed. If you are not completely satisfied with any part of your service, we will return to your home to re-clean the area within 24-hours of you notifying us of the issue. Please contact the office as soon as possible during our normal business hours.

All employees go through rigorous training to learn every aspect of the detailed E & S Cleaning Services, LLC standard. They know what is required and what is expected on every cleaning visit. For your protection and peace of mind, all employees undergo a nationwide background check, reference check, and drug screening during the hiring process. All employees are covered under our workers compensation policy, liability insurance and bond.

Payments are due in full upon completion of service. For your convenience, we accept the following methods of payment: cash, check and credit card, debit (Visa, MasterCard, American Express, and Discover), Apple pay, and Google pay. We secure a credit card on file to guarantee service. Customers paying with cash or check may leave payment at their residence. Customers paying with a credit card will be charged automatically on scheduled day of service upon completion of the service. There is a $50 returned check fee regardless of the reason. We offer a 2.5% discount to customers paying with a cash or check.

If cash or check payment has been agreed upon and no one is home upon our arrival and there is no payment left behind, we will attempt to contact you to confirm that the payment was not left, and we will charge the credit card on file. If the credit card on file is declined, we will have to reschedule your appointment and charge a late fee.

If there is a gap of five or more weeks between cleanings, we reserve the right to impose an additional $50 to $100 extra hour cleaning fees. This also applies when your home needs extra cleaning after events such as parties and construction work.

If you require extra services or additional cleaning on your scheduled cleaning day, please contact us 48 hours in advance so we may allow the extra time needed at your home and we can give you a quote for the additional services. Also, if there is an area that you feel needs extra attention, please let us know.

E & S Cleaning Services, LLC never requires tipping, but is allowed. Just leave your tip with your payment and management will make sure that the money is distributed properly. That is just a special thank-you for our hard work. Also, leaving us a note of appreciation or referring us to others means so much to us. We sincerely appreciate your business.

Since cleaning is a very personalized and subjective service, we cannot offer refunds to customers. However, we want you to be 100% satisfied with our services! We offer a Guarantee on all our services, if a task was not completed to your satisfaction or was missed during our visit, simply contact the office and we will return to your home and re-clean the area or task with which you were dissatisfied at no additional cost to you. There are no refunds for gift certificate purchases.

We reserve the right to issue rate increases at any time. You will be notified 30 days in advance when or if this occurs.

If there is no free public parking within 1 block radius of your home, our customers are responsible for providing our cleaning associates with any one of the following (which must be within a 1 block radius); a permitted parking space (personal or public), a valid parking permit, or cover all parking fees incurred while cleaning your home. If a parking spot cannot be found within a 1 block radius by the cleaning associate nor provided by the customer within a 15-minute window, your appointment will be canceled/and or rescheduled. In the event that this occurs you will be charged a cancellation fee that is 50% of your service fee. If this is the first clean, you will be charge 50% of the lower number on the estimate given.

Many E & S Cleaning Services, LLC customers provide us with a copy of the key to their home, and we take extreme measures to protect each key. Each key is locked in our key safe box. We do not return keys by mail. Keys must be hand delivered in person to the customer, customer must present a picture ID before a key will be released. If you have an alarm system at your home you can give instructions on its operation to E & S Cleaning Services, LLC. However, we prefer that your alarm be left off on the day of the cleaning.

A lock out fee will be assessed in the event that our cleaning associate(s) arrive and are unable to access the premises, despite the reason. The fee is 50% of your service fee.

If you wish to be present during the cleaning visit, please be advised that we provide arrival windows. Your Cleaning Technician(s) will arrive anytime within your scheduled arrival window. You are expected to be present or have made arrangements for us to gain access to your home within your scheduled arrival window. Failure to do so may result in having to cancel or reschedule your visit, a cancellation fee of 50% of your service fee will be assessed.

We require at least 2 business days’ notice for the cancellation and or rescheduling of any scheduled appointment. In the event of cancellation or rescheduling with less than 2 business days’ notice, a cancellation fee of 50% of your service fee will be assessed. We are very strict on our cancellation/rescheduling policy, please honor it.

Many things can affect our schedules, such as cancellations, lockouts etc. If we happen to be running late to your appointment you will be contacted as soon as possible and provided with a new expected time of arrival. If the new time of arrival is unsuitable for you, you may cancel and/or reschedule with no late fee charge and a refund of any deposit being held for the appointment.

We are pet friendly but appreciate your help in making sure pets are secured and safe on cleaning days. Our office should be made aware of any special requirements in safeguarding your pet(s).
For health reasons we have instructed our staff to leave certain items and/or areas untouched; pet homes/beds, litter boxes, vomit, and/or fecal matter. Our teams are advised to clean around these areas. If your pet has an accident, it will be your responsibility to clean it up.

If you have valuables or heirlooms, including but not limited to any irreplaceable, collectable or expensive objects or those with sentimental value, it’s preferred that these items are secured and put away to avoid potential accidents. You are responsible for letting us know of any valuables that you prefer we not clean or handle. Please secure money, credit cards, and check books as well. We are not responsible for missing currency.

We train our staff to take extra care with your belongings, however regrettably and although not common from time to time something may be broken or damaged. If there is an item that is believed to be damaged by one of our cleaning professionals, it must be reported to the company within 24 hours from the completion of the service in efforts to properly investigate the issue. If we are aware that we have damaged anything during the service being provided, we will notify the customer immediately. In the event an item is damaged or broken, we reserve the option to repair or replace the item. We cannot take responsibility for items that were damaged because they were not properly attached or secured (for example, a hanging picture that was improperly attached to the wall or an item that is propped against a surface).

You are responsible for notifying us if your glass shower door(s), faucets, or toilet are NOT 100% secure. If upon inspection the team recognizes that your shower door(s), toilet or faucet are not fully secure you will be notified of the risks immediately. At that time, you have the option to decline service of that item, or we can proceed with service. If the client decides to proceed with service, client agrees not to hold E & S Cleaning Services, LLC nor its employees responsible if this results in the shower door, toilet, or faucet being further damaged. E & S Cleaning Services, LLC is not responsible for any damage (water damage included) due to faulty and/or improper installation of any item. This includes but is not limited to any water damage caused by toilet over flooding, loose or leaky faucets, water dispenser on refrigerator.

If upon arriving at the residence, the team is unable to clean due to pests or parasites (fleas, bedbugs, etc.), we will charge a cancellation fee and an additional $100 fee due to the need for decontamination of equipment, clothing, and vehicles. If pests or parasites (fleas, bedbugs, etc.) are discovered while cleaning, cleaning will cease upon discovery of the presence of the infestation and we will charge for the time cleaned as well as a $100 fee due to the need for decontamination of equipment, clothing, and vehicles.

Our employees are very important to us, and we are determined to keep them safe, so they do not climb higher than a 3ft 2-step ladder, move or lift items heavier than 20 lbs., or clean floors on their hands and knees with the exception of bathroom floors. These types of activities put our cleaning staff in danger of back injury or could even damage something in your home. However, there might be times when you want us to move furniture for example, tables, large chairs, etc. in these cases we are not responsible for; their breakage due to aged/old or faulty manufacturing nor are we responsible for any damage moving these items may cause to your floor. The cleaning team will not move furniture that contain electronics. The cleaning team will not pull out any appliances (for example a stove, fridge, washer/dryer), however if you move it prior to the cleaning visit to allow access we would be more than happy to clean the exposed areas. We do ask that you place the appliances back into its proper place as well.

In-home temperatures should be comfortable prior to the start of service. Under no circumstances will services be performed in an environment that isn’t physically comfortable for labor. This includes but is not limited to extreme heat or extreme cold or fumes from painting or fumigation services. In the event that your appointment is canceled due to an unacceptable environment within your home you will be charged a cancellation fee of 50% of your service fee. If this is the first clean, you will be charged 50% of the lower number on the estimate given.

• Clean or remove blood or any bodily fluids, fire or water damage, or mold. We are not trained in these areas nor are we equipped.
• E & S Cleaning Services, LLC reserves the right to refuse to service a home with ANY insect infestation (including seasonal). In the event that an infestation is identified, the cleaning staff will leave the property. You will be contacted immediately and charged a cancellation fee.
• Clean the interior of curio cabinets (will only feather dust exterior)
• Provide any pet or children-related services, nor empty diaper pails
• Clean/Shampoo carpet
• Clean Chandeliers
• Provide stain removal
• Wash walls (we spot clean only)
• Clean exterior of windows
• Remove Rust
• Remove Paint
• Service outdoor areas
• Clean areas above the reach of our 3ft step ladder (with the exception of dusting areas that can be reached with a long-handled duster)
• Clean Animal waste or litter
• Move or lift items over 20lbs

E & S Cleaning Services, LLC takes privacy very seriously. We at no time will share any customer information with ANY outside source.

Saturday service is limited. Cleaning times vary depending on our schedule for the day.
Our office is closed and there will be no cleanings scheduled on the following holidays: New Year’s Day Memorial Day Independence Day Labor Day Thanksgiving Day and Friday after Christmas Day
Pressure Washing Service Agreement

The client or his/her agent agrees to allow E & S Cleaning Services, LLC on the property for the purposes of cleaning/maintenance services. The client understands that there is no set timeframe for the completion of services and several visits to the property may be required. E & S Cleaning Services, LLC also has permission to visit the property with little or no notice to assess services needed prior to the date of service, as well as to check completion after services have been rendered.
The client agrees to allow E & S Cleaning Services, LLC to utilize their residential water source via outdoor spigot, which will be turned on and easily accessible on the date of service. If on well water, or if in an area with low water pressure or volume, client agrees to cease all water consumption inside the home to include faucets, dishwashers, washing machines, outdoor sprinkler systems etc.

Scheduling in a business which productivity relies upon the weather can be difficult. Inclement weather may affect scheduling. We try our best to keep scheduling conflicts to a minimum, however, circumstances that are beyond our control may affect your project start and completion dates. You will be notified of any changes.

Power Washing uses high pressure and caustic chemicals to clean difficult stains off exterior surfaces. Utilizing this pressure allows the best clean possible; however, operating at such high pressure can also cause damage. E & S Cleaning Services, LLC technicians are well trained in utilizing their equipment and take the utmost precautions in making sure E & S Cleaning Services, LLC does not cause harm to your property.
Although high pressure is not used on residential siding, damage can still occur due to poor maintenance, neglect to the property, and/or low-grade building materials. Homeowners should consult with their homebuilder to ensure that their home’s materials are able to be pressure washed. It is the responsibility of the homeowner to ensure that their property has been maintained in accordance with its manufacturer’s recommendations and any defects or areas of concern are repaired prior to washing to insure a watertight surface. The Homeowner assumes all these risks and takes responsibility for any damage that occurs due to the above explanations. On the date of service, E & S Cleaning Services, LLC will walk around the property and provide the client with a written/verbal examination of pre-existing damage. This document is not all encompassing, as new damage can become apparent while the surfaces are being cleaned. When new damage is found, E & S Cleaning Services, LLC will cease all cleaning efforts until the client can see the damage and acknowledge its existence. In every aluminum siding case and in some cases with vinyl siding, the sun and weather will bleach the color or cause fading. Power washing, which entails removal of chalky, gritty, or failing surface materials may cause the faded aspects of the vinyl or aluminum to stand out. E & S Cleaning Services, LLC will not be responsible for such conditions. E & S Cleaning Services, LLC will not be responsible for loose mortar that may dislodge during the cleaning process. Windows may become water spotted as a result of our services. Window cleaning is NOT included.
The Client also agrees to release E & S Cleaning Services, LLC of any or all liability for injuries sustained due to equipment placement to include injuries from tripping/falling, striking equipment, falling debris or equipment.

4. Clear the work areas of all items and remove all flags, doormats, vehicles, or sensitive materials from the areas being washed.
E & S Cleaning Services, LLC suggests the Client utilize their property’s breaker box to shut off power to any and all exterior outlets, light fixtures, or any other electrically powered features. This is especially important to outlets that are not covered with exterior covers. Also, removing or opening any window screens will allow E & S Cleaning Services, LLC to thoroughly clean windowsills. Removal of these screens will also allow for even distribution of detergent and streak-free drying. It is also vital to the preservation of the Client’s property that they notify E & S Cleaning Services, LLC of any surfaces that cannot be cleaned with high alkaline or acidotic detergents.

The properties and species of wood age and weather can greatly affect the resulting color or tone of the stain. Note: Variances may occur on individual boards well as total project as densities and other characteristics vary across and throughout the wood. E & S Cleaning Services, LLC and its associates attempt to represent the final finish color and tones as best as possible. While we can often give you an idea of the overall color or tone you must expect some variance in the overall finish.

Some stains cannot be removed by power washing. Tree sap, artillery fungus, splatters from stains and paints are examples of materials that cannot be removed by conventional means. We make every attempt to point these areas out to the customer when quoting the project. Sometimes these stains cannot be removed at all.

• There is a $50.00 cancellation fee if notice is not given within 48 hours of service, or if E & S Cleaning Services, LLC arrives and cannot wash due to the steps above not being completed.
• There is a $50.00 Processing fee for any returned checks.
• E & S Cleaning Services, LLC is not responsible for water intrusion. While every effort is made to prevent this from happening, bad seals around windows and doors and cracks in concrete foundations can make this unavoidable.
• E & S Cleaning Services, LLC is not responsible for the rare “fogging” effect that happens to multi pane windows with bad seals.
• This agreement to provide services is in no way a guarantee that stains will be removed completely. E & S Cleaning Services, LLC cannot offer refunds to customers. However, we want you to be 100% satisfied with our services. We offer a Guarantee on all our services, if a task was not completed to your satisfaction or was missed during our visit, simply contact the office and we will return to your home and re-clean the area or task with which you were dissatisfied at no additional cost to you.
• Notify E & S Cleaning Services, LLC if there are any surfaces on or near the home that cannot have any form of detergent on them. If we are not notified of this, we are not responsible for any ill effects to any surfaces regarding this matter.

E & S Cleaning Services, LLC shall only be obligated under this Contract for structural damages which are a direct result of operator error, gross negligence, or willful misconduct. Damages must be discovered and reported within 3 calendar days of said completion. Upon receipt of written notice, we shall be allowed 30 calendar days from the date of receipt for the purpose of inspecting the premises. We shall have the sole option of repairing or contracting repair work to correct any structural damage that are a direct result of E & S Cleaning Services, LLC.

Payment is due at the end of the first day’s work unless alternate arrangements have been made and initialed on the service agreement.

E & S Cleaning Services, LLC reserves the right to attach a mechanic’s lien against a homeowner’s property for non-payment. At 30 days past due, a formal notice of intent to file this lien will be sent via registered mail. Interest rate of 2% per month begins accruing after day 31 of nonpayment. E & S Cleaning Services, LLC also reserves the right to enter civil claims court to collect outstanding debt. All legal fees incurred will be added to the remaining unpaid balance. This contract is binding.

By accepting an estimate, the Client agrees that all the specifications and conditions are satisfactory and hereby accepted. You authorize E & S Cleaning Services, LLC to do the work as specified on the proposal/estimate form. You release E & S Cleaning Services, LLC. from property damage unless damage is caused by gross negligence or willful misconduct. E & S Cleaning Services, LLC is not responsible for damage to lose siding, windows, paint, or wood trim. Any damages due to the above are the responsibility of the owner.
Service agreements are sent for signature once an estimate is accepted.
